Renovating your home before sale is almost never a good idea.

I know that probably sounds strange, but hear me out.

If you're looking to make money on your home through renovations BEFORE SELLING, consult a Realtor.

Should you stage your home? Yes!

Have it extra clean for showings? Yes! 

Declutter? Yes! Yes! Yes!

Most renovations you complete could make your home look better than your competitors and help it sell faster.

But, here's the reality...

If you spend $40,000 on a renovation don't assume you'll sell it for $40,000 more than market value to recoup your investment.

I always say, if you're going to do a renovation, have it be because you're going to enjoy the renovation. 

Move into your new home, do your reno's, live their for a few years and enjoy the money you put into it.

Of course, if there's a major deficiency in your home, try to make sure that's corrected before sale. 

If the deficiencies aren't dealt with, the buyer will use that as their negotiating power at time of offer.
